Another city centre purchase by an independent property developer heads the list of deals completed in Derby over the past few weeks.<\/p>\n\n\n\n
Cavendish & London Property Group has confirmed it has completed a deal for 14-16 St James’s Street, which is occupied by tenants Leek Building Society.<\/p>\n\n\n

It is the second property in St James\u2019s Street to be acquired by Cavendish & London.<\/p>\n\n\n\n
Last year, the firm completed a deal for 18-22 St James\u2019s Street.<\/p>\n\n\n\n
In a statement Cavendish & London said: \u201cThis now validates our future plans to change the dynamics of this forgotten street.<\/p>\n\n\n\n
\u201cOur plans have been submitted to Derby City Council with a potential of seven apartments with the possibility of a roof-top penthouse.\u201d<\/p>\n\n\n\n
Elsewhere, BB&J Commercial has completed the letting of 44 Agard Street, a well-positioned, self-contained commercial unit in the north-west quarter of Derby.<\/p>\n\n\n

The 490 sq ft premises was previously used as a chiropractic clinic for approximately 20 years.<\/p>\n\n\n\n
Its location on the busy Agard Street and proximity to key developments such as the University of Derby\u2019s new business school made it a popular opportunity for a wide range of occupiers.<\/p>\n\n\n\n
Cameron Godfrey, agency surveyor at BB&J Commercial, said: \u201cI am delighted to have overseen the letting of 44 Agard Street to Sally\u2019s Pitstop, who will be bringing a fresh new delicatessen concept to the area.<\/p>\n\n\n\n
\u201cThe property\u2019s prominent position, excellent footfall and close links to the University of Derby make it ideally suited for food-led and retail business.<\/p>\n\n\n\n
\u201cThe surrounding area is seeing increased demand from independent operators and SMEs looking to take advantage of the city\u2019s ongoing investment and regeneration.\u201d<\/p>\n\n\n\n
BB&J Commercial has also successfully completed the sale of 267 Osmaston Road, a freehold mixed-use premises comprising a retail unit at ground level with residential accommodation above.<\/p>\n\n\n

Strategically located on one of the city\u2019s main routes and offering 1,439 sq ft of space, the property presented a rare opportunity to secure a self-contained building suitable for a range of potential uses.<\/p>\n\n\n\n
The sale, handled by Cameron Godfrey and Mark Richardson, was agreed with vacant possession and follows consistent demand from buyers seeking flexible commercial\/residential units within easy reach of Derby city centre.<\/p>\n\n\n\n

Elsewhere, Salloway Property Consultants has announced the successful letting of a prime commercial unit in Friar Gate, to an independent launderette business.<\/p>\n\n\n

According to Salloway, the property, situated within Derby\u2019s Cathedral Quarter, attracted strong interest due to its prominent frontage, high footfall location, and close proximity to popular eateries, bars and boutique retailers.<\/p>\n\n\n\n
Salloway acted on behalf of the landlord, providing strategic marketing and negotiation support to secure a suitable and community-focused tenant.<\/p>\n\n\n\n
